Zoning board OKs subdivision growth

Columbia County planning commissioners approved three final plats for new phases of the Riverwood West neighborhood Thursday.

The second phases of Bedford, Pinelands and Claremont subdivisions -- all on General Wood Parkway -- will add 20 lots on about 10 acres near the Greenbrier schools, according to county documents.

All the lots were included in the first construction phases, but developers had to wait until they could resolve floodplain issues with the Federal Emergency Management Agency.

Commissioners also approved a preliminary plat for a third phase of the Summerlin subdivision on William Few Parkway. The new phase includes 42 lots on about 13 acres.

Developers must address some stormwater and hydrology issues before the county's planning staff releases the plans for construction. The zoning board denied a request by county staff to rezone an acre at 1353 Furys Ferry Road from commercial to single-family residential.

Property owner Jim Danilovich said at the meeting that he intends to build a showroom for his furniture-making business at the location, which led to complaints from neighbors worried about a decrease in property values.

Reverting the zoning back to residential would have protected neighboring homes, but it would have decreased the value of Mr. Danilovich's land, according to planning officials.

If Mr. Danilovich chooses to build a showroom, county ordinances would prevent him from continuing to make furniture at that location, officials said.
