A combination Dunkin’ Donuts and Firehouse Subs building is under construction at 2930 Peach Orchard Road and will replace a title pawnshop on the 1-acre property, said project developer Dennis Trotter.
Demolition of the existing structure began Tuesday, he said.
“South Augusta as a whole is underserved by branded restaurants,” said Trotter, a partner at Augusta-based Jordan Trotter Commercial Realty. “These two tenants have been trying to get (into) south Augusta for years.”
Trotter gave February as the anticipated opening date for both businesses and said the project is likely to cost in excess of $1.5 million.
The new building will cover about 4,200 square feet, with each restaurant occupying half the space, he said.
Developers were granted a parking variance by the Augusta planning commission this summer to reduce the required number of parking spots from 58 to 41 on the property, which is near the Peach Orchard and Lumpkin roads intersection.
Because the peak business hours for each restaurant is during different times of the day, Trotter said, the fusion of the two establishments makes an ideal union.
“They can feed off each other without competing with each other to some extent,” he said. “It’s a good combination of tenants to make work.”
The restaurants will bring a combined 55 full-time and part-time jobs to the area initially, but that number might drop slightly after the businesses have acclimated after opening, according to company representatives.
The south Augusta restaurants will make the seventh metro Augusta site for Dunkin’ Donuts and the ninth for Firehouse Subs.
