Vacant shopping center to become self-storage facility

An Atlanta firm has purchased Wrightsboro Plaza from Augusta University and said it plans to convert the mostly vacant shopping center into a climate-controlled self-storage facility.

 

Its long term plans could include redeveloping the 10-acre property’s Wrightsboro Road frontage into retail and restaurant space.

“We’re hoping it will be a big improvement to the neighborhood,” said Jim Jarrell, a partner in Augusta Storage LLC, which will operate the business as Forest Hills Storage.

Jarrell said the former retail strip center at 3116-3136 Wrightsboro Road will be renovated into more than 45,000-square-feet of storage ranging in size from 5-foot by 5-foot units to 10-foot by 20-foot units. Wrightsboro Plaza was developed in 1979 as a Winn-Dixie and previously housed a discount grocery store and a beauty supply retailer.

The center’s last remaining tenant, Dollar General, is moving into a free-standing store at 3156 Wrightsboro Road later this year.

Augusta Storage LLC acquired the property in three parcels last month from a university-affiliated limited liability company for $1.675 million, according to Richmond County real estate records. The property is just north of the university’s University Village student housing complex.

“There’s plenty of storage in Augusta, but most of it is in non-climate controlled facilities,” Jarrell said. “We think offering climate control will be something people want.”

A section of the Forest Hills Storage rear parking lot will be fenced for RVs, boats and other vehicles. Excess parking space along the frontage could be redeveloped as retail outparcels, Jarrell said.

The property already includes a half-acre outparcel tract at the corner of Wrightsboro and Hires streets. Jarrell said the 3,500-square-foot former restaurant building on that space is being marketed to potential tenants.
