Fairfield Inn planned for Washington Road

A Middle Georgia-based hospitality company will soon begin work on its third Marriott-branded hotel in the metro Augusta market, a 100-room Fairfield Inn & Suites near the corner of Washington Road and Interstate 20.

 

Warner Robins, Ga.-based Peach State Hospitality LLC said construction of the hotel should start within four weeks at 3023 1/2 Washington Road, a 3-acre tract previously occupied by America’s Best Value Inn.

Peach State CEO Ramesh Gokal said the Fairfield Inn will complement the company’s Residence Inn and SpringhillSuites properties located next to each other off Marks Church and Wheeler roads. The Residence Inn opened in 2015; the SpringHillSuites is under construction and expected to open this fall.

Gokal said the company hopes to have the Fairfield Inn open in time for next years’ Masters Tournament, though it is being developed with the other 51 weeks of the year in mind.

“Augusta is a very strong, very stable market,” Gokal said. “It has some very strong market generators.”

Gokal said the city’s growing health care and cyber industries are creating demand for modern, mid-priced hotel rooms such as those being built by his company, which operates 10 hotels in Georgia under the Marriott, Holiday Inn and Best Western brands.

Metro Augusta has 73 hotels with more than 7,300 rooms, according to the Augusta Convention & Visitors Bureau. Twenty-one of those properties have opened in the last 10 years.

Though some industry analysts say the national market is overbuilt – only two-thirds of the industry’s 1.8 billion room nights are forecast to be used this year – Gokal said that is not the case in Augusta, where local visitors loyal to the Marriott brand have had few options outside the upscale Augusta Marriott at the Convention Center in downtown Augusta.

Gokal said Peach State Hospitality felt the brand’s mid-priced offerings were underrepresented in the Augusta market.

“We felt there was a limited supply,” he said.
