Costco on River Watch Parkway is getting a new neighbor.
Atlanta-based Quintus Development has designed plans for a 260-unit apartment complex off River Shoals Parkway within the 100-acre Village at Riverwatch, next to Delta’s call center.
The company is under contract with the Village at Riverwatch developer, MGHerring Group of Dallas, to purchase nearly 26 acres for construction of a dozen two- and three-story apartment buildings. The sale is contingent on an April 16 rezoning vote by the Augusta Commission, said Jim Trotter, an Augusta attorney representing Quintus Development.
On Monday, the city planning commission approved the property’s rezoning from light industry to multiple-family residential.
“It will not be visible from River Watch Parkway,” Trotter said. “It’s better for that entire area.”
The complex, expected to cost between $28 million and $30 million, will include a clubhouse, fitness center, community pool and some garage parking, said Kelly Keappler, the president of the family-operated Quintus Development.
The units would be between 780 and 1,380 square feet, Keappler said. Rent prices haven’t been determined but would be comparable to what’s offered at apartment communities built in the past three years, he said.
The accessibility to downtown, Georgia Regents University and hospitals made the River Watch site desirable. Nearby outdoor amenities, such as the Augusta Canal walking path, also were a draw, he said.
If approved, construction could begin by early 2014, with the first tenants expected to move in a year and a half later, Keappler said.
