New apartment complexes filling up quickly

"Since the end of January, we have leased over 70 percent of the property so far. That's kind of a record for our company, honestly," said the property manager of Ansley at Town Center Apartment Homes in Evans. "They really didn't expect us to be this full so quickly. They estimated that we would probably be about 35 percent leased."

The complex at 1000 Alder Way opened in January.

The area gained other apartment complexes during a recent boom, including Avalon Apartments at 3647 Wrightsboro Road and Brigham Woods at 3150 Skinner Mill Road.

Ansley at Town Center, a gated community managed by Macon, Ga.-based United Residential Properties, has 242 units. Fifty percent of its residents are in the military, Ms. Gordon said.

"In this market, people are very cautious about buying homes, especially if they're going to be transferred out in the next two years," she said. "They don't want to have a problem with trying to sell a house."

She said other residents include students at Medical College of Georgia and employees at Savannah River Site. There are also a few people who have lost homes through foreclosure, she said.

"I'm actually seeing more and more of it. We do allow them in; we just charge an additional deposit," she said.

Kalyn Michaels, a leasing consultant at Avalon Apartments, said she has also seen an influx. The complex owned by ATC Development Corp. opened in May and has 64 units.

"We're almost full, and we don't even have half the buildings finished. We have a few that are still open, but the majority are pre-leased," Ms. Michaels said.

The complex is still completing interior work in some buildings, which should be finished in August, she said.

"We got a lot of calls right when they were going up. The newness is definitely a big factor. The way they're leasing, they're definitely going to be full by the time they're done," Ms. Michaels said.

ATC has 10 properties in the Augusta area.

"All of our other properties are above 90 percent occupied. It's not necessarily the newer versus the older; it's pretty much all of them," said Jaime Potter, a leasing consultant.

Brigham Woods is still under construction and already has 56 units and 12 garages available for lease, property manager Cindy Bair said. The complex should be completed by the end of the year and will have 180 units and 30 garages, she said.

"Our traffic has been excellent. We already have residents moving in and a number of them pre-leased. As our two- and three-bedrooms come open, we have people lined up ready to go into them," Ms. Bair said.

The gated community opened last month and has 19 units occupied, she said.

"We're getting a lot of people who are downsizing, so for them coming out of bigger homes, the price doesn't seem to be a factor," Ms. Bair said.
